General

Silicone caulking is the flexible bead that seals the joints where two surfaces meet, tile to bath, glass to tile, kitchen benchtop to wall, window frame to brick. It stops water, air, dust and pests from getting through, while absorbing the small daily movement between materials. Done properly, it lasts 5 to 7 years. Done badly, it lifts, shrinks, yellows and lets mould grow within months.

Yes. We hold NSW licence 353 889c and carry $20 million in public liability cover. Certificates available on request for any site or project that needs them.

Materials & Products

Silicone stays flexible long-term, resists UV and moisture, and gives a clean finish on non-porous surfaces like tile, glass and stone. Polyurethane has better adhesion to porous materials like concrete, brick and masonry, handles more joint movement, and can be painted. The right choice depends on the substrate, the environment and the size of the joint, that's part of what we get right on every job.

Spec-grade products from Soudal, Pasco, Ardex and Maxisil. Mould-resistant, food-safe silicones as the default for wet areas, a premium-grade silicone where a higher cure profile is needed, and polyurethane on structural and external work.

Yes. The standard range covers white, translucent, grey, black and beige. For premium jobs we colour-match to grout, stone or paint, worth letting us know at quote stage so we bring the right cartridges.

Every wet-area silicone we apply is mould-resistant. It won't grow mould inside or behind the bead for years. Surface mould from poor ventilation or no cleaning still happens, but the bead itself stays clear.

Pricing & Quotes

For most residential work, a few photos through the contact form are enough. For larger jobs, expansion joints or anything time-sensitive we'll arrange a site visit. Either way, you get a written quote, usually the same day, often within an hour of enquiry.

No call-out fee within metro Sydney. Site visits for quoting are free.

Yes. Builders, project home companies and strata managers get rates based on volume and project scope. Compliance documents are on file for all major builders we work with. Contact us via the Trade Enquiry form.

Process & Scheduling

Most residential jobs are booked in within a week of enquiry, sometimes sooner. Trade and commercial work is scheduled around your build program. Urgent leaks and water damage, we'll do our best to get to you same-day or next-day.

Monday to Saturday, 7am to 5pm. Closed Sundays and public holidays. Out-of-hours commercial work (after-hours fit-outs, retail outside trading hours) can be arranged.

Not for the whole job. You'll need to let us in and confirm the scope, but you're free to leave once we're underway. We send completion photos at the end and accept payment by transfer if you can't be there at finish.

Bathrooms & Wet Areas

Leave the silicone untouched for 24 hours after application. Touch-dry within an hour, fully cured at 24. After that, normal use is fine.

Always. Applying new silicone over old is the most common reason resealing fails within months. We strip the joint completely, treat mould or staining, and prep before laying the new bead.

If the leak is from a failed silicone joint, yes. If water has been getting through for a long time and the waterproof membrane behind the tiles has failed, you'll need a full waterproofing job, which we also do. We'll let you know after inspecting what's actually needed.

Yes, that's one of the highest-failure joints in any bathroom because of constant water and movement. We use neutral-cure silicone (kinder to anodised aluminium frames) and a clean bead between screen, tile and base.

Commercial & Trade

Yes. We have ongoing relationships with several Sydney builders and project home groups. Compliance documents, insurance certificates and SWMS available on request. We work to your program and finish on schedule.

Regularly. Common projects include unit-by-unit remedial caulking, expansion joint replacement on car park decks, and external joint resealing. We coordinate with strata managers and notify residents directly when access is needed.

Yes, licence, public liability certificate, SWMS, MSDS for any product used, and site induction paperwork as required. Sent through ahead of mobilisation.

Yes, for service penetrations, electrical box surrounds and passive fire systems. We use certified fire-rated sealants compliant with Australian building standards.

Warranty & Aftercare

12 months workmanship warranty on residential resealing. If the bead fails (shrinks, lifts, or grows mould inside it) in that period, we come back and redo it at no charge. Manufacturer warranty on materials is separate and longer.

Leave it 24 hours to cure fully. After that, use the room normally. Ventilate wet areas, open a window or run the exhaust fan after showers. Wipe condensation off the bead occasionally. Avoid harsh solvents and abrasive scrubbing.

A wet area seal should last 5 to 7 years before replacement. External polyurethane joints can last 10 to 20 years, depending on exposure, movement and maintenance. The two things that shorten lifespan are poor prep and the wrong product, we control for both.

Call or message us within the warranty period. Send a photo if you can. If it's a workmanship issue, we're back out to fix it, no charge, no debate.
