Most failed silicone is not actually failed silicone.

It is failed application.

Silicone in itself is a remarkably durable material. It tolerates UV, temperature swings from minus forty to plus one hundred and fifty, constant moisture, and chemical exposure to most domestic cleaners. When silicone fails inside a year or two, the silicone is almost never the problem. The application is. Either the substrate was not properly prepped, the wrong product was used for the location, or new silicone was laid over old residue.

Remedial caulking is the specialty of stripping back a joint that has failed and rebuilding it correctly. That means physically removing every trace of the old sealant, not scraping, not skimming, but a full strip back to bare substrate. Then treating any mould or staining that grew behind the failed bead. Then masking, priming if needed, and laying a fresh single bead. Done this way, the new joint should last 5 to 7 years in a wet area.

Products we use

For wet-area remedial work, Soudal and Maxisil mould-resistant silicones as the default. For natural stone or engineered stone joints, a neutral-cure silicone to prevent etching. For external remedial work, Soudal polyurethane. Mould treatment product applied to substrate where surface mould has grown behind a failed joint.

Common questions

Almost always one of three reasons. New silicone applied over old residue (will not bond). Wrong product type for the substrate (acid-cure on stone, non-mould-resistant in wet areas). Or joint geometry was wrong, the bead was forced into a three-sided bond that tears as soon as the joint moves.

Yes, and this is the single most important step. We use silicone removers, blades and pull-out techniques to strip every trace from the substrate. Any residue left behind will prevent the new bead from bonding properly.

Yes. Once the old silicone is stripped, we treat any visible mould on the substrate before re-applying. Mould-resistant silicone will then prevent regrowth from inside the new bead.

Most single-bathroom remedial resealing is a half-day job. Larger jobs, multiple wet areas or strata unit-by-unit programs are quoted by scope.

Yes. We carry standard colours (white, translucent, grey, black, beige) and can colour-match to grout or stone for premium jobs. Worth flagging at quote stage.

In most cases, full resealing is better value. If one joint has failed because of an application problem, others in the same room are usually approaching the same failure. Stripping and resealing the lot in one visit avoids paying twice.
