Silicone caulking is the flexible seal at every joint where two surfaces meet. Tile to bath, glass to tile, benchtop to wall, window frame to brick. It looks like a thin line of finishing work, but it does two jobs that nothing else does: it stops water, air and dust from getting through, and it absorbs the small daily movement between materials so cracks never form. When silicone is done well, you forget it is there. When it is done badly, you notice within months.
Across Sydney homes, most failed silicone is the result of two things. Either a non-mould-resistant product was used in a wet area, or new silicone was applied over old without proper removal and prep. Both problems compound. The bead lifts, water gets behind it, mould grows in the gap, and the joint becomes a long, slow leak. We have rebuilt joints that were resealed three times by other tradespeople before someone finally stripped them back properly. Material selection is part of the work. We default to Soudal and Maxisil mould-resistant silicones for wet areas, chosen for fast cure, long-term mould resistance and a food-safe finish once cured. A Pasco wet-area silicone covers lighter residential resealing. Soudal polyurethane for structural joints and external work. A premium-grade silicone where a higher cure profile is needed. Neutral-cure variants on anodised metals and stone. Spec sheets available on request for trade and certification work.

Silicone stays flexible long-term, resists UV and moisture, and gives a clean finish on non-porous surfaces like tile, glass and stone. Polyurethane has better adhesion to porous materials like concrete, brick and masonry, handles more joint movement, and can be painted. The right choice depends on substrate, environment and joint size, picking correctly is part of the job.
No. Silicone will not chemically bond to cured silicone. Applying new over old is the most common reason resealing fails within months. We strip every joint completely, treat any mould or staining, and prep the surfaces before laying the new bead.
Yes. Standard range covers white, translucent, grey, black and beige. For premium jobs we colour-match to grout, stone or paint. Worth flagging at quote stage so we bring the right cartridges.
Both, depending on the substrate. Neutral-cure for anodised aluminium frames, marble and granite, copper and brass, acid-cure can damage these. Acid-cure (acetoxy) for most ceramic tile, glass and porcelain joints, where it cures faster with stronger adhesion.
No. Paint will not adhere to silicone. If a joint needs to be painted, we use a paintable polyurethane caulk instead. Worth flagging in your scope.
A wet area seal should last 5 to 7 years before replacement. External polyurethane joints can last 10 to 20 years, depending on exposure, movement and maintenance. The two things that shorten lifespan are poor prep and the wrong product, both within our control.
